All machinery belongs to the company itself, and Fapco owns its own concrete pouring and block manufacturing production line.
You can visit the project site from Saturday to Thursday, from 9 AM to 5 PM continuously.
To avoid scheduling conflicts, it is recommended to coordinate your visit in advance.

The reason some delivered units still lack title deeds is generally related to legal and administrative procedures involved in obtaining them.
This includes coordination with various organizations and authorities, compliance with legal requirements, and completion of official registration processes, all of which may be time-consuming.
Nevertheless, our company is actively and continuously pursuing all related procedures to ensure the deeds are issued and delivered to owners as quickly as possible.
Yes. With approval from the company and after coordination and clearance from both the legal and financial departments, the unit can be transferred.
The size of pre-sale units is contractually and legally considered approximate.
After obtaining the completion certificate from the municipality, the subdivision report from the registration office, and ultimately the official deed for each unit, any additional or reduced area compared to the contractual 90 square meters will be calculated between both parties.
If the final area exceeds 90 square meters, the buyer must pay the price difference based on the current market rate. If the final area is less than 90 square meters, the difference will be refunded to the buyer.
Each block consists of 10 floors: 2 parking levels and 8 residential floors.
In total, each block contains 32 residential units.

According to the design, the heating package in Zones A and B is located on the terrace of each unit, while in Zones C and D it is installed inside the kitchen.
Yes. Each block is equipped with one 6-person (450 kg capacity) elevator, which serves both passengers and cargo.
The elevator is positioned opposite the staircase and is designed in a panoramic style.
Generally and according to standard practice, pre-sale units are delivered without equipment such as coolers, heating packages, cabinets, faucets, or painting.
This is because such items are usually selected according to the buyer’s personal taste and interior design preferences.

The climate in Sadra, especially during summer, is very dry, and air conditioners significantly increase air dryness, which may lead to respiratory issues and asthma.
Considering these climate conditions, air conditioners are not recommended for this region.
Since we are a mass-construction developer, all materials are purchased in bulk.
However, customers may purchase their preferred tiles and ceramics themselves. When the project reaches the tile installation phase, the customer can provide the materials, and our team will install them.
No. Since the purchased tiles for each unit cannot be returned by the company, it is not possible to calculate or refund any price difference.
The ceilings of these units use polystyrene foam materials, and the walls are constructed with LECA blocks.
These materials provide effective thermal and acoustic insulation for the units.
All materials and construction components used throughout the project are high-quality, standard-compliant, Grade A, and highly durable.
Fapco’s land was originally classified as endowment land. However, according to an official land exchange agreement (“Tabdil be Ahsan”), Fapco’s lands were exchanged with several privately owned lands belonging to Sadra عمران Company.
This exchange was finalized through a definitive and irreversible court ruling, converting the land from endowment status into private ownership.
Yes. Both the land and the building ownership are privately owned.
The building ownership had already been privately owned under Saman Mechanic Farayand Energy Pars Company under the commercial brand Fapco.
The land ownership was also permanently converted into private ownership through a final court ruling.
